Roofing Contractor in Cocoa Beach Built for Wind, Salt & Florida Storms

A roof on a barrier island takes a beating. Salt spray off the Atlantic eats through fasteners and flashing. Summer surface temperatures climb past 150°F and cook shingles, and afternoon thunderstorms can dump an inch of rain in under an hour. Then hurricane season adds six months of wind-driven rain and uplift on top of that. Cocoa Beach Roofing Company is a locally owned, bonded and insured roofing contractor, and we build, repair and replace roofs to stand up to exactly these conditions. We also help you keep your insurance coverage when your carrier starts asking about roof age.

We work on the Space Coast's own housing: 1960s CBS ranch homes with low-slope sections near the Minutemen Causeway, tile-roofed canal homes in Snug Harbor Lakes and along Sykes Creek on Merritt Island, and the flat-roof condo towers lining A1A from Cape Canaveral to Satellite Beach. We know what each city's building department wants at the dry-in inspection, which fasteners actually last a few blocks from the ocean, and how to document storm damage so your insurer can process the claim.

Why Cocoa Beach Roofs Need a Coastal Roofing Specialist

Very few places in the country put as much stress on a roof as the stretch between the Atlantic and the Indian River Lagoon. Here's what the climate, the local housing and the regulations mean for your roof, and why a roof installed to inland standards often fails early on the Space Coast.

Wind, Salt, Lightning and Heat: The Barrier-Island Climate

Cocoa Beach gets about 50 inches of rain a year, and most of it falls from June through October in short, heavy afternoon storms. Central Florida's Space Coast also has some of the highest lightning rates in the U.S., so ridges, vents and rooftop AC equipment take a lot of strikes. Florida Building Code design wind speeds for Brevard's coastal zones run roughly 150–170 mph (ultimate). Most oceanfront and lagoonfront lots are classified as Exposure D, the hardest uplift case for roof edges and corners. Matthew, Irma, Ian, Nicole and Milton have all tested local roofs since 2016. Every day, salt spray corrodes galvanized nails and drip edge, intense UV breaks down underlayment, and steady humidity grows algae on north-facing slopes. Hail barely registers here. Wind, wind-driven rain and salt are what actually wear roofs out.

A Housing Stock Shaped by the Space Race

Cocoa Beach and Cape Canaveral grew fast in the late 1950s and 1960s along with NASA and the Cape. That boom left thousands of single-story CBS ranch homes with low-slope hip and gable roofs, carports and Florida rooms, many of them first covered with tar-and-gravel. Condo towers from the 1970s and 1980s with flat modified bitumen, BUR or TPO roofs line A1A. Merritt Island, Rockledge and Port St. John mix ranch homes with 1990s–2000s stucco subdivisions and canal homes roofed in concrete tile, and Cocoa Village and Rockledge Drive still have early-1900s frame houses. Roofs installed before the 2002 Florida Building Code usually have no secondary water barrier and weak deck nailing. They also often hide rotted decking around penetrations and fascia that nobody finds until tear-off.

Permits, Mitigation Rules and Insurance Pressure

Nearly a dozen jurisdictions issue roofing permits in our service area. Cocoa Beach, Cape Canaveral, Satellite Beach, Indian Harbour Beach, Indialantic, Melbourne Beach, Cocoa, Rockledge and Palm Shores each run their own building department, and Brevard County handles unincorporated Merritt Island and Port St. John. Brevard isn't an HVHZ county, but every product still needs Florida Product Approval. On single-family homes insured at $300,000 or more, a reroof triggers mitigation: upgraded deck nailing, a sealed roof deck and sometimes stronger roof-to-wall connections. Since 2022, roofs built to the 2007 FBC or later can be partially replaced under the revised 25% rule. Condo buildings three stories and taller also face post-Surfside milestone inspections. And many insurers balk at shingle roofs older than about 15 years.

Who We Serve on the Space Coast

Our clients are retirees on fixed incomes deciding between repair and replacement, second-home owners and short-term rental investors who need photo reports while they're away, condo boards working from reserve studies, and engineers who just moved here for jobs at SpaceX, Blue Origin or Kennedy Space Center and want to see the wind rating before they sign anything. We expect detailed questions and answer them with specifications, not sales pitches.

Know The Signs

Common Roofing Problems on the Space Coast and Why They Happen

Most roof failures we see in Brevard follow a few predictable patterns, driven by salt, wind, heat and the age of the house. Knowing the warning signs helps you deal with a small repair before it turns into rotted decking, mold or a canceled insurance policy.

Hurricane and Tropical Storm Wind Damage

Emergency

High winds lift shingle tabs, break the sealant strips, crack or dislodge tiles, peel metal edges and pull back flashing. Once that happens, wind-driven rain gets into the deck and attic, often within hours, and every afternoon storm afterward adds more water to the damage.

Why it happens here

Brevard's coastal design wind speeds are in the 150–170 mph range, and oceanfront and lagoonfront lots get the full force of open-water Exposure D winds. Nicole's 2022 wind and erosion along the coast and the tornadoes Milton spun off across Brevard in 2024 showed that even a glancing storm can strip edges and corners. Roofs installed before 2002 often have only staple or light nail attachment and no secondary water barrier, so a lifted shingle can quickly turn into an open deck.

Signs to watch for
  • Missing, creased or lifted shingles, especially at edges and corners
  • Cracked, shifted or missing roof tiles
  • Bent or peeled-back drip edge and metal panels
  • Granules or shingle pieces in the yard or gutters
  • New ceiling stains after a storm
  • Exposed underlayment or deck visible from the ground
Local patterns

We see the heaviest edge damage on oceanfront homes along A1A in South Cocoa Beach and Cape Canaveral's Avon-by-the-Sea, and on lagoonfront lots off Banana River Drive and Merritt Island's Sykes Creek canals, where the wind comes in across open water.

Our fix

Emergency tarping or dry-in, photo documentation for your insurer, then permitted repair or replacement with upgraded nailing and a sealed deck where the code requires it.

Salt Corrosion of Fasteners and Flashing

Serious

Salt air steadily corrodes galvanized nails, drip edge, valley metal, flashing, vent caps and HVAC stands. Once the fasteners rust, shingles and panels lose their hold, flashing pulls away from walls, and the rust stains spread across the roof and down the fascia.

Why it happens here

Within a few blocks of the beach, salt spray settles on roofs nearly every day, and the constant humidity keeps it wet and active. Standard galvanized hardware that would last decades inland can fail in well under ten years in Cocoa Beach. Many older roofs, and some recent ones put on by out-of-town crews after storms, used standard fasteners and steel flashing instead of stainless, coated or aluminum components suited to the coast. The failure isn't visible until wind exploits it.

Signs to watch for
  • Orange rust streaks below nails, vents or flashing
  • Flaking or pitted drip edge and valley metal
  • Rusted AC stands or rooftop equipment supports
  • Exposed nail heads that have backed out
  • Loose flashing at walls and chimneys
  • Rust staining on fascia or stucco
Local patterns

This is worst on the barrier island: downtown Cocoa Beach near the Minutemen Causeway, Cape Canaveral, Satellite Beach's Pelican Coast area and Indialantic-by-the-Sea. Metal carports and 5V roofs on older beach cottages are especially vulnerable.

Our fix

Replace corroded metal with aluminum or coated drip edge, stainless or coated fasteners and corrosion-resistant flashing, and reset loose roofing before the next storm season.

Leaks at Penetrations, Pipe Boots and Roof-to-Wall Transitions

Serious

Most Space Coast leaks start at a detail, not in the open field of the roof: cracked rubber pipe boots, worn skylight seals, AC stand curbs, chimney flashing, and places where a lower roof meets a stucco wall. Water follows the framing, so the stain often shows up feet away from the actual entry point.

Why it happens here

Roof temperatures above 150°F dry out and crack rubber boots and sealants within a few years. Wind-driven rain during summer storms then pushes water sideways into any gap. Ranch homes with Florida room additions and carports have many roof-to-wall transitions, and they were frequently flashed with surface sealant instead of proper step and counter flashing. Rooftop AC units and solar mounts add more penetrations that need regular attention.

Signs to watch for
  • Ceiling stains near bathrooms, vents or the AC closet
  • Cracked or split rubber around plumbing pipes
  • Damp drywall where a porch or addition meets the house
  • Dripping only during wind-driven storms
  • Musty attic odor
  • Peeling paint or bubbling stucco at wall transitions
Local patterns

This shows up constantly on 1960s CBS ranches around the Cocoa Beach Country Club area and in Rockledge and Cocoa where Florida rooms were added later, and on Merritt Island homes along South Tropical Trail with multiple additions.

Our fix

Trace the leak to its true source, then replace boots, rebuild flashing with step and counter flashing, and repair any softened decking before re-sealing.

Failed Underlayment Under Tile Roofs

Serious

Concrete and clay tile can last 50 years, but the underlayment beneath it, which is what actually keeps water out, often wears out in 20–25 years. The tile looks fine from the street while the felt underneath has dried out, cracked or torn, and water is reaching the deck.

Why it happens here

Florida heat trapped beneath tile speeds up underlayment aging, and wind-driven rain regularly gets past tiles at hips, ridges and valleys, so the underlayment ends up doing most of the work. Many tile roofs on 1980s–2000s canal homes are now past the age when underlayment typically fails, and the foam or mortar holding the tiles down may also be breaking down, which reduces wind resistance.

Signs to watch for
  • Leaks even though no tiles look damaged
  • Cracked or slipped tiles at hips and ridges
  • Loose ridge caps or crumbling mortar
  • Dark staining on the deck seen from the attic
  • Tiles that rock when touched during an inspection
  • Insurer questioning a tile roof over 25 years old
Local patterns

Common on waterfront tile homes in Snug Harbor Lakes, the Sykes Creek canal neighborhoods on Merritt Island and along Rockledge Drive, where many roofs were installed in the 1980s and 1990s.

Our fix

Lift and reset tile over new high-temperature underlayment where the tiles can be reused, or replace the full roof with code-compliant attachment if tiles are brittle.

Ponding and Blistering on Flat and Low-Slope Roofs

Moderate

Water that stays on a flat or low-slope roof more than 48 hours after rain breaks down modified bitumen, BUR and coatings. Blisters, split seams and alligatored surfaces follow, and standing water eventually finds its way through to the deck and the ceiling below.

Why it happens here

Near-daily summer storms fill low spots again before they ever dry out. Many 1960s ranch homes have low-slope sections over carports and Florida rooms that have sagged over decades, and A1A condo towers from the 1970s–1980s often have flat roofs with clogged scuppers or drains. The UV breaks down the surfaces even faster.

Signs to watch for
  • Puddles visible a day or more after rain
  • Bubbles or blisters in the roof surface
  • Cracked, alligatored coating
  • Open seams or lifted edges
  • Ceiling stains under a carport or Florida room
  • Algae or debris rings marking where water sits
Local patterns

We find this on low-slope additions throughout Cocoa Beach and Cape Canaveral and on mid-rise condos along A1A in Satellite Beach and Indian Harbour Beach near Gleason Park, where reserve schedules have pushed reroofing back.

Our fix

Correct drainage with tapered insulation or added scuppers, then install modified bitumen or TPO, or apply a restoration coating if the existing membrane is still sound.

Rotted Decking and Fascia

Moderate

Plywood or plank decking and fascia boards soften and rot after years of slow leaks, humidity and poor ventilation. Rotted wood can't hold nails, so it weakens wind resistance, and it usually isn't discovered until the old roof comes off.

Why it happens here

Space Coast humidity rarely lets wet wood dry out completely. Older homes with plank decking, small leaks around penetrations and gutters that overflow during heavy afternoon downpours all add up. Homes built in the 1950s–1970s commonly have decades of hidden moisture damage, and that's why replacement quotes include a per-sheet decking allowance.

Signs to watch for
  • Spongy or sagging spots when walking the roof
  • Visible dips between rafters
  • Peeling paint or crumbling fascia boards
  • Soffit stains or gaps
  • Daylight through the deck seen from the attic
  • Shingles that won't lie flat
Local patterns

Most common in the oldest neighborhoods, including Historic Cocoa Village, Rockledge Drive frame homes, Melbourne Beach's Old Town around Ocean Avenue and original Cocoa Beach ranches built during the early space program.

Our fix

Replace damaged decking and fascia with properly fastened new material during repair or reroof, priced per sheet so there are no surprises.

Algae Streaks, Mildew and Moss

Minor

Black streaks on shingles are usually Gloeocapsa magma, an airborne algae that feeds on the limestone filler in asphalt shingles. Mildew and moss can follow, holding moisture against the roof and making it look older than it is.

Why it happens here

Year-round humidity, frequent rain and shade from live oaks and palms create ideal growing conditions, especially on north-facing slopes. It's mostly a cosmetic problem at first, but in the competitive beach real estate market, streaked roofs drag down curb appeal and resale value, and heavy moss growth can lift shingle edges.

Signs to watch for
  • Black or dark-green streaks down the slope
  • Green moss along shingle edges
  • Heavier growth on north-facing or shaded sides
  • Discolored tile surfaces
  • Debris buildup in valleys
Local patterns

Widespread in tree-shaded neighborhoods like Port St. John, older parts of Merritt Island and Palm Shores, and on vacation rentals in Cocoa Beach where owners want the property to photograph well.

Our fix

Low-pressure soft washing safe for shingles and tile, then algae-resistant shingles or zinc or copper strips at the next replacement.

What We Do

Roofing Services for Cocoa Beach Homes, Condos and Businesses

Each service below uses materials and installation methods chosen for coastal exposure: corrosion-resistant hardware, products with Florida Product Approval, and attachment that meets local wind requirements. We'll recommend repair when repair makes sense and replacement only when it doesn't.

Roof Repair

We find and fix leaks, wind damage, failed flashing, cracked tiles, worn pipe boots and corroded metal on shingle, tile, metal and low-slope roofs. The goal is to stop the water and get more years out of the roof you already have.

Our approach

We trace each leak back to where the water actually gets in, not just where the stain shows up. Then we replace corroded components with stainless or coated fasteners and aluminum or coated metal, and we document every repair with photos.

In Cocoa Beach, FL

Most Cocoa Beach repairs involve penetrations, roof-to-wall transitions and salt-damaged flashing. On homes with roofs built to the 2007 FBC or later, Florida's revised 25% rule often allows a targeted repair instead of a full replacement after storm damage.

Best for

Homeowners with isolated leaks, minor storm damage or a roof that still has useful life, especially owners on fixed incomes trying to get more years from their current roof.

Roof Installation

We install new roofing systems on new construction, additions and converted spaces, including architectural shingles, concrete and clay tile, 5V crimp and standing-seam metal, and low-slope modified bitumen or TPO.

Our approach

Every installation follows Florida Building Code wind provisions for your exposure category. That means enhanced edge and corner fastening, sealed deck or secondary water barrier, and products with Florida Product Approval, installed to the manufacturer's specifications.

In Cocoa Beach, FL

For new custom homes in Indialantic and Melbourne Beach, standing-seam metal is increasingly popular for its wind rating and long service life. For additions on Merritt Island and in Rockledge, we match existing materials and meet HOA color and material rules.

Best for

New builds, home additions, Florida room enclosures and owners who want a roof designed for the coast from day one.

Specialty

Roof Replacement

We do full tear-off and reroofing with required mitigation upgrades, decking replacement and permit management, so you end up with a roof that passes inspection, satisfies your insurer and holds up through hurricane season.

Our approach

Complete tear-off down to the deck, rotted wood replaced, upgraded ring-shank nailing, a sealed roof deck, new flashing and corrosion-resistant metal, then installation of your chosen system with dry-in and final inspections.

In Cocoa Beach, FL

Many Space Coast replacements are driven by insurance non-renewal notices on aging shingle or tile roofs. For homes insured at $300,000 or more, we include required mitigation, and we provide documentation for a wind mitigation inspection that can lower your premiums.

Best for

Roofs near the end of their life, homes facing insurance non-renewal, pre-2002 roofs without secondary water barriers, and owners switching from shingle to metal or tile.

Roof Inspection

We provide detailed condition assessments for homeowners, buyers, sellers, insurers and condo associations, with a written, photo-documented report on roof condition, remaining life and recommended repairs.

Our approach

A hands-on walk of the roof surface, attic inspection for staining and deck condition, a check of flashing, penetrations and fastener corrosion, and moisture checks on suspect areas. Absentee owners get the full report remotely.

In Cocoa Beach, FL

We often inspect for Brevard homeowners whose carriers want proof of remaining roof life, for buyers relocating for jobs at Kennedy Space Center, and for condo boards preparing milestone inspection and reserve study documents.

Best for

Home purchases, insurance renewals, post-storm checks, second-home and rental owners, and condo associations planning reserve-funded work.

Roof Maintenance

We offer scheduled preventive care to catch small issues before hurricane season: resealing penetrations, replacing worn boots, securing loose tiles and shingles, clearing valleys and drains, and soft-washing algae.

Our approach

Inspections before and after storm season, focused on the components that fail first in salt air and heat. You get photo reports showing what we found, what we fixed and what to budget for next.

In Cocoa Beach, FL

For oceanfront homes in South Cocoa Beach and Cape Canaveral, an annual salt and fastener check is the best defense against early corrosion failures. Vacation-rental owners can schedule visits between guest stays.

Best for

Owners who want to extend roof life, keep good documentation for insurers, and avoid emergency calls in the middle of hurricane season.

Specialty

Commercial Roofing

We repair, restore and replace flat and low-slope roofs on condo towers, retail centers, offices, restaurants and hospitality properties, using modified bitumen, TPO, BUR and roof coating systems.

Our approach

Core samples and moisture surveys to define scope, then detailed bids for associations and property managers, phased scheduling around tenants, drainage corrections and code-compliant perimeter attachment for coastal wind loads.

In Cocoa Beach, FL

A1A condo buildings from the 1970s and 1980s in Cocoa Beach, Satellite Beach and Indian Harbour Beach now face milestone inspection and structural integrity reserve requirements. We provide the documentation and bids boards need to plan and fund reroofing.

Best for

Condo associations, HOAs, property managers and business owners along the beachside and mainland commercial corridors near Port Canaveral and US-1.

Emergency Roofing

We respond fast after hurricanes, tornadoes, lightning strikes and severe thunderstorms with tarping, temporary dry-in, debris removal and leak stabilization to stop further interior damage.

Our approach

Secure tarping or temporary membrane, interior water mitigation guidance, and thorough photo and written documentation of the damage for your insurance claim. Permanent repairs are scheduled once the property is stable.

In Cocoa Beach, FL

After Ian, Nicole and Milton, many Brevard homeowners dealt with out-of-town storm chasers. We're a local, bonded and insured company that will still be here when your claim is settled and the permanent work begins.

Best for

Active leaks, storm-opened roofs, fallen trees or limbs, lightning damage, and absentee owners who need someone local to secure the property quickly.

Simple & Transparent

Our Roofing Process, From First Call to Final Inspection

Here's how a typical project runs. You'll know what's happening and when at every stage, and you'll get photos throughout if you're out of town.

Inspection and Assessment

  • We walk the roof and inspect the attic
  • We photograph damage, corrosion and decking condition

The Cocoa Beach Roofing Company Difference

Why Space Coast Property Owners Choose Cocoa Beach Roofing Company

Local Owners Who Know Barrier-Island Roofs

We're locally owned and operated, so we work on roofs in our own community. We know how salt air treats galvanized hardware three blocks from the beach, what a Snug Harbor Lakes tile roof looks like after 25 years, and which 1960s ranch homes are likely hiding plank decking under the shingles. That knowledge leads to more accurate estimates, fewer change orders and roofs built for the conditions they'll actually face. When the next storm comes through, we'll still be here to answer the phone.

Bonded and Insured for Your Protection

Roofing is dangerous work, and your home is a major investment. Cocoa Beach Roofing Company is bonded and insured, so you're protected if something goes wrong during the job. After every major storm, Brevard homeowners run into out-of-town crews with no local address and no real accountability. Ask any contractor for proof of insurance before they set foot on your roof. We'll gladly provide ours, along with clear answers about who will be on site and who is responsible for the work.

Coastal-Grade Materials and Installation

Coastal roofing is a specialty of its own. We use stainless or coated fasteners, aluminum or coated drip edge and corrosion-resistant flashing, not hardware meant for inland roofs. Every system is attached for the high design wind speeds required in Brevard's coastal zones, with extra attention to edges and corners on Exposure D lots. Whether you choose architectural shingles, concrete tile or standing-seam metal, we install it with the coast's wind, salt and heat in mind.

Help Navigating Insurance Pressure

A non-renewal notice tied to roof age is stressful, and there's often a deadline attached. We provide detailed, photo-documented inspections that show your roof's actual condition. When you do need a replacement, we build in the mitigation features that a wind mitigation inspection documents: deck attachment, secondary water barrier and roof-to-wall connections. These upgrades can meaningfully lower windstorm premiums. After a storm, our documentation gives your adjuster a clear record of the damage.

Transparent, Itemized Pricing

Our proposals list the scope, materials, permit costs and a per-sheet price for any rotted decking found during tear-off. On older Space Coast homes, decking is the most common source of surprise costs, so we tell you upfront how it will be handled. Many of our clients are engineers and retirees who want details, and we're glad to walk through every line. If a repair will genuinely buy you several more years, we'll tell you that instead of selling a replacement.

Emergency Response When Storms Hit

Hurricanes, tornadoes spun off by tropical systems and intense lightning are part of life here. When a storm opens up your roof, we respond with tarping and temporary dry-in to stop the water, then document the damage for your claim. Absentee owners and snowbirds can rely on us to secure the property and send photos while they're out of state. Once things are stable, we schedule permanent repairs without pressuring you into decisions.

Financing That Fits Your Budget

A new roof is a big expense, especially for households on fixed incomes facing rising insurance costs. Financing is available, so you can replace an aging roof before it costs you your coverage, without draining your savings. We'll explain your options clearly and help you compare the cost of acting now with the cost of waiting and risking water damage.

How Much Does a Roof Cost in Cocoa Beach?

Roofing costs on the Space Coast run higher than in many inland markets because coastal wind codes, corrosion-resistant materials and mitigation requirements add real expense. Here's what drives your price, along with realistic ranges for typical local projects.

Primary Factor

Roofing Material

Material choice affects price more than anything else. Architectural shingles are the most affordable full system. Concrete tile costs more but can last decades with proper underlayment. Standing-seam metal sits at the top of the range, but it offers excellent wind performance, long service life and potential insurance benefits. Low-slope modified bitumen and TPO are priced by the square and depend heavily on insulation and drainage work.

Primary Factor

Roof Size, Pitch and Complexity

Square footage sets the baseline, but complexity matters too. Hips, valleys, skylights, chimneys, multiple roof levels and Florida room or carport tie-ins all add labor and flashing. A simple 1960s hip roof on a Cocoa Beach ranch costs far less per square than a multi-level waterfront home on Merritt Island with several roof-to-wall transitions and a separate low-slope section.

Major Factor

Decking Condition and Code Mitigation

Older homes often have rotted plywood or plank decking that only shows up at tear-off. We price replacement per sheet in advance. Homes insured at $300,000 or more also require mitigation during a reroof, including upgraded nailing and a sealed deck or secondary water barrier. These add cost upfront but strengthen the roof and can lower windstorm premiums.

Moderate Factor

Coastal Exposure and Corrosion Protection

Oceanfront and lagoonfront homes in Exposure D zones need enhanced edge and corner attachment. Properties close to the beach also need stainless or coated fasteners, aluminum or coated drip edge and corrosion-resistant flashing. These upgrades cost more than standard components, but they keep a beachside roof from failing years before it should.

Secondary Factor

Permits, Access and Scheduling

Permit fees vary across Brevard's jurisdictions. Tight lots, pool cages, landscaping protection, multi-story condo access and work scheduled around tenants or vacation-rental guests can all affect labor costs. Commercial and condo projects may also require phasing, crane access or engineering documentation.

Typical projectDetailsEstimated range
Leak repair at pipe boots and wall flashingSingle-story CBS ranch, Cocoa Beach; replace boots, rebuild roof-to-wall flashing, replace a few sheets of decking$450 – $2,500
Architectural shingle replacement with mitigationAbout 2,000 sq ft home in Merritt Island or Rockledge; full tear-off, sealed deck, upgraded nailing, coated drip edge$13,000 – $24,000
Standing-seam metal or concrete tile reroofAbout 2,500 sq ft oceanfront or canal-front home in Satellite Beach or Snug Harbor Lakes; Exposure D attachment, new underlayment$30,000 – $60,000
Condo flat-roof replacementMid-rise A1A condo building; modified bitumen or TPO with tapered insulation and drainage corrections$10 – $18 per sq ft

Financing is available for qualified customers, so you can replace an aging roof before an insurance deadline without paying the full cost upfront. A properly installed coastal roof protects against water damage, can reduce windstorm premiums through documented mitigation features, helps keep your insurance coverage in place, and adds resale appeal in a competitive beach real estate market.

Questions & Answers

Cocoa Beach Roofing FAQs

How much does a new roof cost in Cocoa Beach?

For most single-family homes, architectural shingle replacement runs about $13,000–$24,000, while concrete tile or standing-seam metal typically falls between $30,000 and $60,000. The biggest variables are roof size, complexity, how much rotted decking turns up at tear-off, and whether mitigation upgrades are required because your home is insured at $300,000 or more. Oceanfront homes in Exposure D zones also need stronger attachment and corrosion-resistant metal, which adds cost. We itemize every proposal and price decking per sheet in advance, so you know how surprises will be handled. Financing is available.

How long does a roof replacement take?

Most residential reroofs take one to five working days once materials and permits are in place. Permitting usually adds one to three weeks, depending on whether your property is in Cocoa Beach, Cape Canaveral, another city, or unincorporated Brevard County. Tile and metal roofs take longer than shingles, and summer afternoon thunderstorms can shift the schedule. We start early and plan dry-in so your home is never left exposed when the typical afternoon storm rolls in. Condo and commercial projects are phased, and we provide a detailed timeline upfront.

Do I need a permit to replace my roof in Brevard County?

Yes. Reroofing requires a permit from your city's building department, whether that's Cocoa Beach, Cape Canaveral, Satellite Beach, Indian Harbour Beach, Indialantic, Melbourne Beach, Cocoa, Rockledge or Palm Shores, or from Brevard County for unincorporated Merritt Island and Port St. John. Most jurisdictions require an in-progress dry-in or nailing inspection and a final inspection. All products must have Florida Product Approval. Homes insured at $300,000 or more also need mitigation upgrades during a reroof. We handle the permit application and schedule the inspections for you.

My insurance company sent a non-renewal notice because of my roof's age. What should I do?

Act quickly, because these notices come with deadlines. Many insurers balk at shingle roofs older than about 15 years or tile roofs older than 25–30 years. However, 2022 Florida legislation limits non-renewal based on age alone for roofs under 15 years. Start with a professional inspection. If your roof still has useful life, a photo-documented condition report may satisfy your carrier. If replacement makes sense, a reroof with mitigation features can make your home much easier to insure and may lower premiums once a wind mitigation inspection documents the upgrades.

How can I prevent roof damage before hurricane season?

Schedule an inspection in spring, before June 1. Have worn pipe boots replaced, loose shingles and tiles secured, corroded flashing and fasteners swapped out, and gutters, valleys and scuppers cleared so heavy summer rain can drain. Trim overhanging oak and palm limbs. Near the beach, check metal components every year, since salt corrosion is often the hidden weak point that hurricane winds exploit. If your roof predates the 2002 Florida Building Code, talk with us about secondary water barrier and attachment upgrades at your next reroof.

When should I call a roofer instead of waiting?

Call right away if you have an active leak, storm damage you can see from the ground, missing shingles or tiles, or a lightning strike on or near the roof. Water damages decking, insulation and drywall quickly in Space Coast humidity, and mold can follow within days. Schedule an inspection soon if you notice ceiling stains, rust streaks, granules in your gutters, ponding on flat sections, or if your insurer is asking about roof age. Catching problems early usually means a repair instead of a replacement.

Is metal or shingle better for a home in Cocoa Beach?

Both can perform well when installed to coastal code. Architectural shingles cost less upfront and are a good fit for many mainland and Merritt Island homes. Standing-seam metal costs more but offers excellent wind resistance, sheds wind-driven rain well, resists UV and lasts much longer. Beachside, choose corrosion-resistant metal panels and fasteners. Concrete tile is another durable option, though its underlayment needs eventual replacement. Since hail is rare here, impact ratings matter less than wind ratings. We'll compare cost, lifespan and insurance implications for your specific home.

Do you help with storm damage insurance claims?

Yes, within what Florida law allows. After a hurricane or severe storm, we secure your roof with tarping or temporary dry-in, then provide detailed photo and written documentation of the damage for your insurance company. You file and manage your own claim, since assignment of benefits for property insurance was largely eliminated in 2022–2023, and our documentation gives your adjuster a clear record. We're a local, bonded and insured company, not an out-of-town storm chaser, so we'll be here for the permanent repair.
